1.0 PURPOSE:
To describe a standard operating procedure for maintenance of buildings, roads, flooring, compound wall, structures etc.
2.0 SCOPE:
The standard operating procedure describes in detail the method to be followed in maintaining of buildings, roads, flooring, compound wall, structures etc.,
3.0 RESPONSIBILITY:
The responsibility of carryingout the maintenance of buildings, roads, flooring, compound wall, structures etc., lies with the civil contractor under direct supervision of maintenance engineer.
The responsibility of preparing, reviewing and approving the standard operating procedure lies with the Manager - Maintenance, Head of Production and Head of QAD respectively.
4.0 METHOD:
4.1.0 Routine maintenance.
4.1.1 Check once in a month for any damages to walls, flooring, ceiling, drains and effluent ponds, peeling off paints, water leaks, breakage of window/door glass panes, pits on roads, holes in compound wall etc.,
4.1.2 Repair/paint them with the help of civil contractors.
4.2.0 Major maintenance:
4.2.1 Major maintenance is carried out for upgradation, modifications, major leaks, major damages to floors, walls, drains, effluent ponds, compound wall and for painting of buildings, structures, equipments etc.,
4.2.2 Carryout major maintenance with the help of civil contractor.
4.3.0 Frequency.
4.3.1 Routine maintenance: Once in a month or earlier if required by concerned department.
4.3.2 Major maintenance : Once in a year or earlier if required.
4.3.3 Record the details in an Annexure.
5.0 RECORDING:
The responsibility of recording the details in the register lies with the staff of rank not lower than the supervisor of maintenance department.
